Yanaguana Garden at Hemisfair
San Antonio, Texas, USA
2020 Finalist: ULI Urban Open Space Awards
The 1968 World’s Fair displaced a thriving community in the middle of San Antonio’s downtown. Now, intensive community collaboration with the Hemisfair Park Area Redevelopment Corporation has yielded Yanaguana Garden, a 4.1-acre public park brimming with artistry and innovative recreational features and programming. This hugely popular playground for the entire city, designed to host public gatherings from festivals to protests to sports championship celebrations, is the anchor for a planned redevelopment of the entire 40-acre Hemisfair site, fallow for half a century. Affordable and workforce housing, along with cultural, civic space and local retail, aims to fully reconnect the surrounding community to downtown, the Convention Center and Riverwalk.

San Francisco, California, USA
At Pier 70, Brookfield Properties is making a very San Francisco place. In partnership with the Port of San Francisco, the Pier 70 mixed-use redevelopment aims to celebrate core principles that have perpetually moved San Francisco. With new housing across the spectrum of affordability, office space, waterfront parks, space for arts events, for artists and for local manufacturing, and rehabilitated historic buildings, Pier 70 embodies the site’s industrial past while envisioning a new way of being in community. Brookfield is building and sustaining a space made of San Francisco: a place that puts creativity at the center, is open and inviting to all and that brings people closer to San Francisco Bay.

Restoration of historic Building 21 is slated for Phase 2, which is scheduled for 2022-2024. That phase will also include the continuation of infrastructure construction, the expansion of parks and open spaces, and the addition of up to four buildings. In this rendering, the renovated Building 21 is shown at left, next to the Waterfront Arts Building planned for Phase 3 (2025-2028).
htmlText_8750711D_E180_EF04_41DB_88C6F61E0D6E.html = How 2,075 Tons Were Lifted
Preparation in Advance of the Lift
• Cable bracing was attached at ground and roof levels, along with column-to-column ground-level steel beams to stabilize the building.
• A new foundation was built to anchor new footings to bedrock to withstand pressures from the main lift.
Lift Process
• A main computer controls the operation.
• Inside the building, 68 temporary shoring towers (34 inner and 34 outer sets) were installed on each side of steel columns, along four rows. One set of towers support the weight of the building, while the other set contains 4 hydraulic jacks that do the lifting.
• The jacks uniformly lift the building 5.5 inches accounting for unique weight from each column. Each 5.5-inch lift takes about two hours.
• Massive wood cribbing is stacked under each lift location as support and permanent steel support towers replace the wood cribbing.
After the Lift
• New columns are inserted underneath the original building’s now the floating columns and the building will be lowered approximately 8 inches onto the new columns.
• A new concrete retaining wall at the perimeter will provide lateral bracing to support the building weight.
• Most shoring cables and beams will remain until the first-floor deck is built to prevent building movement.
htmlText_8CF36AD5_DC87_DE60_41A4_BD60098AD4E3.html = Building 12
The historic Building 12 will be preserved as a signature feature of the Pier 70 development. Built by the Navy in 1941, Building 12 was a site for fabricating steel plates for ship hulls during World War II. In its new incarnation, it will house maker spaces accessible to the public, local-artisan retail, neighborhood-serving retail, work space and event space. Restoration is projected for completion in 2022.
htmlText_A7F88971_E181_DF1C_41E0_40C5D72EA768.html = The waterfront designs aim to maximize public access when Phase 1 opens, while accommodating sea-level rise in future decades. For example, the design includes an informal pathway along the shoreline and the reuse of existing finger piers, but it anticipates that the path and piers will be inundated in future decades. Open space above the pathway would be elevated at a level intended to withstand sea-level-rise predictions through the year 2100.
htmlText_AE0B5C30_E180_B51C_41E2_F0C7161CA682.html = By the Numbers: Lifting Building 12
• Height of building lift from its original location: 10 feet
• Total preparation and construction time in advance of the lift: 9 months
• Actual lift process: About 2 weeks
• Shoring towers used inside the building: 68
• Hydraulic jacks used to lift the building: 136
• Lift capability of each jack: 50 tons
• Height of each lift until 10 feet is reached: 5.5 inches
• Computer shuts down operation if any jack exceeds this height to ensure a uniform lift: 1⁄2 inch
• Workers involved in the lift planning and execution: 60
